Dmitry Nekrestyanov gave an educational workshop “Urban planning analysis of acquiring a land plot for construction”
«Kachkin & Partners» and the «Real Estate and Construction in St. Petersburg» newspaper supported by the Russian Guild of Managers and Developers organized the educational workshop «Urban planning analysis of acquiring a land plot for construction».
Practical issues that developers inevitably face with at the stage of choosing a land plot or an object for the project’s implementation were reviewed at the event.
The workshop was aimed at educating the audience – heads and specialists of legal departments of development, construction and investment companies – the skills of working with urban planning documentation for the primary estimation of acceptability of a land plot or an object suggested for acquisition for the purpose of development project’s implementation.
The following topics were discussed:
1. Documents initial request from the seller, open sources of information and handling of them.
2. Constitutive documents’ analysis, potential risks.
3. Cadastral / technical documentation analysis.
4. Urban planning analysis:
• zoning according to land use and development rules and master plan, urban development plan, site design and boundary-setting plan, assessment of correspondence with developer’s purposes;
• zones of controlled construction / monument status and assessment of their possible influence on the project’s implementation;
• other limitations: servitudes, red line, coastal belt and band, water and other protection areas; buffer zones; parking, planting, insolation, social infrastructure requirements.
5. Provision with engineering resources, risks evaluation.
The workshop was hosted by Dmitry Nekrestyanov, Ph. D., Partner, Head of Real Estate and Investments Practice at Kachkin & Partners. Ekaterina Maiboroda, Project Manager at the international company Ramboll, engineering consultants, also participated at the event as a speaker.
